No question is too basic. Here are the most common things people want to know.

Do I need a realtor to sell my home?

Technically, no. You can sell your home on your own as a for-sale-by-owner. But here is what you miss: accurate market data, professional photography and marketing, negotiation leverage, legal protection, and access to the MLS where most buyers find homes.

With me, you also get a licensed general contractor who can identify and address construction issues before they become deal-breakers. My 30+ years in sales and 14 years in real estate mean I know how to price, market, and negotiate to get you the best result.

Do I have to have a huge down payment?

No. There are several loan programs that require very little down. FHA loans require as little as 3.5% down. VA loans and USDA loans offer 0% down for eligible buyers. There are also down payment assistance programs available in Clark County and throughout Washington State.

The key is getting pre-approved with a good lender who can walk you through your options. I work with several trusted local lenders who specialize in these programs.

What is the buying process?

The home buying process in simple steps:

  1. Get pre-approved with a lender so you know your budget.
  2. Tour homes with an agent who knows the area.
  3. Make an offer based on market data and strategy.
  4. Home inspection to check the condition of the property.
  5. Appraisal ordered by your lender.
  6. Closing where you sign documents and get your keys.

The whole process typically takes 30 to 45 days from offer acceptance to closing. I walk you through every step.

How is working with Dawn different from other agents?

  • Contractor background. I am a licensed general contractor with 30+ years of construction experience. I see what other agents miss: structural issues, outdated systems, hidden water damage, and the real cost of repairs.

What questions should I ask my lender?

Great question. Here are the key ones:

  • What loan programs am I eligible for?
  • What is my interest rate and APR?
  • What are my estimated monthly payments including taxes and insurance?
  • Are there down payment assistance programs I qualify for?
  • How long does pre-approval last?
  • What documents do you need from me?

What is your commission structure?

Commission is always negotiable and is discussed upfront before any agreement is signed. In a typical transaction, the seller pays the commission, which is split between the listing agent and the buyer's agent. I am transparent about all costs from the beginning so there are no surprises.

Can you help with new construction?

Absolutely. My general contractor background makes me especially valuable in new construction transactions. I evaluate builder quality, review construction details, identify potential issues, and help you negotiate upgrades or repairs. Having an agent who actually understands how homes are built is a significant advantage when buying new construction.
